WHAT ARE THE FOUNDATIONS FOR MY GARDEN STUDIO?

Before installing your habitable garden cottage, it will be necessary to plan the realization of the foundations. Depending on your terrain but especially the impact on the ground you can choose concrete foundations or piles.

At Bimify, we prefer to install garden studios with pile foundations. More ecological, they avoid excavation and earthworks of the land. Preserving the nature ofthe soils, pile foundations therefore have no impact on their impermeability. The piles are even unscrewable and reusable!

In addition to the ecological aspect, the galvanized steel used for the piles, resembling huge screws, allows ultra-resistance to vertical and horizontal forces. Finally with this system, no drying time! The speed and precision of the foundations on piles allow us theimmediate installation of the garden studio.

WHAT ARE THE ADMINISTRATIVE PROCEDURES?

As a first step, we advise you to inform yourself in advance about the regulations in force in your municipality. Indeed, some town halls impose documents that supplement or modify the Urban Planning Code (for example with the Local Urban Plan). So check that your project meets the requirements in terms of area, location, materials, colors, etc…

Planning permissions

Your garden shed will be less than 5 m²? No declaration of work is to be expected!

If the studio will have an area of 5 to 20 m² then a prior declaration (DP) is sufficient.

If it will be more than 20 m²,in this case you must apply for a building permit.

Be careful! If your garden studio is located in a protected area,i.e. near a historic monument, a remarkable heritage site, in a protected area, or near a classified site or pending classification, then an urban planning authorization is mandatory regardless of the future area of the studio.

Documents for the prior declaration of a garden studio (footprint less than 20 m²):

  • cerfa document
  • DP1: the location plan of the field
  • dp2: the ground plan
  • the DP3: the cutting plan
  • dp6: the graphic document of landscape insertion
  • DP7: photography of the surrounding environment
  • the DP8: photography of the distant environment

You can build your file by using the Teleservices of the Public Service or by filling out the form directly. You will have to submit your file to the town hall or by registered letter with receipt. It is also possible to send your file in a dematerialized way: contact the urban planning department of your town hall to find out how to send.

The investigation period is 1 month. The administration can also notify you of an additional period of 1 or 2 months if your project falls into the case of an increase in time (for example application in a protected area).

If the town hall asks you for missing parts to your project, you have 3 months to complete it. After this period, your PA will be considered rejected.

It is mandatory todisplay the prior declaration on your land,it must be visible and legible from the public road and remain in place throughout the duration of the work.

Your neighbors can make a free appeal to the town hall from the 1st day of posting and up to 2 months. If you do not post the prior declaration then the dispute period increases to 6 months after the end of the work.

The prior declaration is valid for 3 years. However, it can be extended 2 times for 1 year.

Documents for the building permit of a garden studio (footprint greater than 20 m²):

  • THE PCMI1: the situation plan of the field
  • the PCMI2: the ground plan
  • the PCMI3: the cutting plan
  • the PCMI4: the descriptive notice
  • the PCMI5: the plan of the facades and roofs
  • the PCMI6: the graphic document of landscape insertion
  • PCMI7: photography of the surrounding environment
  • CMIP8: photography of the distant environment

You can build your file by using the Teleservices of the Public Service or by filling out the form directly. Since January 1, 2022, you can file your building permit in a dematerialized way, contact the urban planning department of your town hall to know the terms of sending. You can also send it by registered letter with receipt.

The processing period is 2 months,3 months if your project is in a protected area.

It is mandatoryto display the building permit on your land on a sign of at least 80 cm in length and width which must be visible and legible from the public road and remain in place throughout the duration of the work.

Your neighbors can make a free appeal to the town hall from the 1st day of posting and up to 2 months. If you do not post the building permit then the dispute period increases to 6 months after the end of the work.

The building permit is valid for 3 years. It can, however, be extended 2 times for 1 year.

If you had to make a building permit, then you will have to make a declaration of opening of site,directly online or via the form to be sent to your town hall by registered letter with receipt.

Declarations at the end of the work

If you have obtained a prior declaration or a building permit, you must make a Declaration attesting to the Completion and Conformity of works (DAACT). One declaration to the Centre des Impôts is also required to update your property tax., regardless of the size of your garden shed or studio. This declaration 6704 IL is to be filed within 90 days of the end of your work to benefit from a possible exemption from property tax for 2 years on this dependency.

WHAT IS THE AMOUNT OF THE “GARDEN SHED” TAX?

Introduced almost 10 years ago (March 2012), this tax concerns all beneficiaries of an authorization to develop or build on their land. It is to be paid in one go for the current year, within 12 months of obtaining the authorization.

On January 1, 2022, this tax was increased by 7% for any garden shed or studio of more than 5 m².

In 2021, the flat-rate value used as the basis for calculating the garden shed tax was €767/m² in the Province and €870/m² in Île de France. In 2022, this flat-rate value is now €820/m² in the Province and €929/m² in Île de France.

How to calculate your garden shed tax?

Here is the calculation: Flat-rate value x Number of m² x Rate set by your Municipality or Department.

Practical Tiny House

Before you even walk through your little Tiny’s door, you’ll have to think about how practical it is for a family life every day.

Imagine, design, optimize the layout of each space with solutions and storage furniture to the right size, modular, removable that allow you to keep a fluid and unobstructed movement in the Tiny House.

For this, use all the surfaces above ground: height under ceiling, staircase, corners, etc… These arrangements will be used in terms of practicality.

We are not going to put in height or under the seat of the living room the things useful in everyday life, but rather the out-of-season business, the papers, the raclette machine, etc.

Don’t forget the little details that will make all the difference:

  • The location of the water heater: it is better to have it close to both the kitchen and the bathroom to avoid running the cold water for too long. By installing your bathroom near the kitchen in the Tiny House, you will avoid wasting water and save time!
  • The floor covering: as we said before, the time spent on cleaning is considerably reduced when you move into a Tiny House. However, with the family coming and going from outside and a smaller floor area, it can get dirty faster. so it’s best to choose a covering that’s easy to clean.
  • Access to the first floor for children: safer and more practical than a ladder for the youngest, use a staircase (which can be retractable) to access their room if it is high.
  • The space to dry the clothes: don’t forget to foresee a space to dry them inside in winter or on rainy days that won’t disturb the circulation in the Tiny.

“The bohemian style is reminiscent of the nomadic spirit. It’s a decorating spirit that’s alive, not frozen, and so it’s a trend that works perfectly with the mini-home lifestyle. Indeed, a tiny house moves, it is the habitat synonymous with freedom. This small space is conducive to an atypical decoration, which corresponds to you and will thus make this place so warm. This is how you can use the boho style, each in its own way!

This desire to live without constraint can be seen in the design of the bohemian space since it is free and allows us to express all our desires by interpreting this trend in our own way. We can then find inspiration in what we like, in the feeling of freedom offered by a living space such as a tiny house. The bohemian style can thus be mixed with others.

Older or atypical pieces will be highlighted next to more classical elements for example. You can also play between minimalism and accumulation, keeping in mind thata small space should not be overloaded so as not to suffocate it.
