Have you studied the different alternative habitats and you opt for a Tiny House? Welcome to the world of mini-houses!

In full swing, it’s true that these cute little houses have something to seduce the greatest number: economical, mobile, comfortable and fully customizable (at least with Bimify ^^), the Tiny Houses allow to become a homeowner at a lower cost and to settle (almost) everywhere.

Now that your choice is made, you must now think about building your future Tiny House and decide whether you want to build it yourself or entrust it to a team of professionals.

In this article, we detail the various elements to be taken into account to help you launch yourself into this project as a self-constructor or subcontractor.

Your budget

Budget Tiny House

As with any project, it is essential that you set a budget that you can stick to so that you don’t get overwhelmed by unexpected expenses.

For a self-construction of Tiny House, the amount of work varies according to its surface area, the choice of materials used and its interior layout. It is therefore difficult to have an accurate estimate in advance of the budget that will be devoted to it… but know that on average self-build your micro-house costs between 15,000 and 25,000 euros ht, only for the Tiny House. At these expenses, it is also necessary to take into account thepurchase of the trailer as well as the price of its place of installation: purchase or lease of the land.

For a subcontracting, i.e. the realization of your mini-house by a team of professionals, the budget is more predictable because established ahead of quote.

With Bimify, for example, you can choose from different kits: delivery of the frame – trailer or a Tiny House out of water/out of air or even fully delivered turnkey.

Prices depend, of course, on the mode of delivery chosen, the desired area, the number of mezzanines or the materials you select. With a fully customizable design, the prices of our Tiny Houses range from 20,000 to 50,000 €.

Your do-it-yourself level

Building your own Tiny House depends essentially on your DIY level… So you might as well be as honest as possible with yourself about your skills in the field from the start so you don’t find yourself in a few months having to pay the high price from a professional and make new expenses not planned in your budget!

Self-building your Tiny House from A to Z is no easy task and requires real DIY expertise. It’s still a place where you’re going to live so bet on its safety 😉

List your skills and ask for the objective advice of your loved ones: What can you do? Cut the wood? Plumbing and electricity? Install ingeling? Break through and Screw? Or just plant a nail?

This will help you avoid unpleasant surprises by adapting your project to your level.

Besides, whether you’re a DIY expert, an intermediate or just a beginner, Bimify offers construction kits tailored to your abilities and your desire to be involved.

Your free time to spend on it

Are you an experienced handyman and can devote yourself full time to building your Tiny House? You are at the top of the top: it will take about 3 months of work.

If you can’t invest as much and spend only your weekends on it, then the duration of the work will be extended to about 1 year.

Of course, entrusting the construction of his Tiny House to professionals will be much faster. For example, thanks to its 100 recyclable galvanized steel construction process, Bimify can make the backbone of your mini-house in 1 day!

As far as safety is, galvanized steel complies with CSTB’s EUROCODES, DTU 32.3 and EC, BBC and RTA DOM standards.

The choice of trailer

Based on your Tiny House, don’t miss out on a quality trailer suitable for your mini-house project.

To begin with, it must be robust. Beyond the weight, which does not necessarily guarantee better quality, focus on the shape of the chassis and its composition. In galvanized steel, this will guarantee safety if the sections that carry the loads are well distributed throughout the chassis to avoid the risk of deformations.

Height is also an important aspect in your choice of trailer for Tiny House. Make sure that the ground clearance (the lowest points of the chassis after the wheels and used to carry loads) is not too small or too far in front of the wheels to allow you to pass the typical agricultural terrain or even just the backs of donkeys! In any case, choose a trailer with a ground clearance of more than 20 cm empty.

A trailer for Tiny House costs about 5000 euros and must be maximum 2.55 m wide and 18 m long.

Beware, a Tiny House is permanently attached to its trailer, the registration certificate of the latter is no longer valid. In this case, the vehicle would be verbalisable for “significant undeclared transformation”.

A minutes of RTI (Isolated Title Reception) or RI (Individual Reception) for change of genre RESP (Specialized Trailers) and bodywork is therefore required.

To apply for certification, here’s where to go:

  • Ile-de-France (75, 77, 78, 91, 92, 93, 94 and 95): DRIEE (Regional and Interdepartmental Directorate of Environment and Energy)
  • DOM-TOM: DEAL (Environment, Planning and Housing Directorate)

Elsewhere: DREAL (Regional Directorate of Environment, Planning and Housing) in your area.

The choice of materials

choice of materials for its tiny house

Don’t forget that the total weight of the trailer structure – Tiny House is paramount! It must not exceed 4.25 tonnes in order to be transportable with a BE licence.

So choose materials that combine strength and lightness.

If you want to self-build your Tiny House with a wood frame, prefer spruce or chestnut wood, renowned for their strength and light weight.

Also be aware that alternatives to wood exist. At Bimify, for example, we chose a galvanized steel frame:6 times lighter than concrete, this material is more robust: seismic, paracyclonic and fire-proof, it allows us to optimize the starting weight of your Tiny House.

For cladding,if you wish in wood, use larch, red cedar, douglas, acacia wood or chestnut for moisture resistance instead.

However, keep in mind that wood requires regular maintenance to preserve its appearance and protection. Otherwise, you also have the choice of composite or multi-materialwood as at Bimify.

As for the interior design, same fight! Think lightness and comfort for the design of walls, closets, sanitary elements, furniture, etc.

From self-assembly kit in self-construction to turnkey formula, Bimify offers you different Tiny Housekits, starting at 8,340 TTC!
